QuickBooks for real estate investors and rental properties
A portfolio report is useful only if the software preserves the property behind each amount. QuickBooks ProAdvisor expertise helps Tidwell organize that detail while your CPA directs ownership, capitalization and tax treatment.

Map entities before mapping properties
List the legal entities and the bank accounts they own. Agree with your CPA which records belong in each company file. Within that structure, create clear categories for rent, operating costs and balances owed; keep acquisition documents and loan schedules available for review.
Select a property reporting method
QuickBooks location tracking categorizes activity by business location and is available in Online Plus and Advanced. Evaluate whether it fits the transactions in your file before adopting it for property reporting. Do not assume a location label separates legal entities or replaces tenant-level deposit records.
Untangle transfers from rental receipts
For a cleanup, review transfers, loan payments and rent deposits against their supporting statements. QuickBooks bank and card reconciliation compares recorded transactions with statements. Investigate duplicated receipts before issuing a revised property report, and send unclear improvement costs to the CPA for direction.
